Types of Survey

There are three types of survey available.

Basic Valuation (cheapest).
Commissioned by your mortgage lender, and for their benefit, but unfortunately paid for by you.
Very brief and is not nearly as detailed as a more in depth survey, will only point out obvious major faults.

Homebuyers Survey (mid cost)
Much more detailed than the basic valuation, and is more beneficial for the buyer.
Gives a good indication of the state of the property and its level of repair and maintenance.

Building Survey (most expensive)
Suitable for any building, but recommended for older buildings >75 years old, buildings constructed from unconventional materials such as timber or thatch and properties which have had extensive alterations or extensions.
A full structural survey normally takes much longer than the one or two hours required for the homebuyer's report and the report probably will not be completed until about 2 weeks after the inspection.
